Cost of living: 12.3% above U.S. average
Adjusted median household income: $126,674 ---

Incomes are so high in Loudoun that even after adjusting for a cost of living 12.3% above the national average, it remains the richest county in the U.S. by a wide margin.

With an unadjusted median household income of more than $142,000, this northeastern suburb of D.C. tops its closest competitor (Stafford County at $111,108) by more than $31,100.

Factor in costs – which lop off nearly $16,000 in income – and Loudon still beats Stafford by nearly $21,000.

Loudon also happens to take fourth place in the U.S. News & World Report healthiest community rankings.

The origins of Loudon's wealth begin in the early 1960s with the construction of Washington Dulles International Airport. Businesses followed, leading to rapid growth and eventually a boom in high-tech, well-paid jobs. Major employers include Northrop Grumman (NOC) and Raytheon Technologies (RTX). The county also hosts scores of massive data centers that power Amazon.com's (AMZN) cloud services business.

Naturally, Loudon is a contributor to the metro area's sky-high housing costs. The median home value of $556,600 is nearly twice the state median.

Given Loudon's demand for workers with advanced degrees in often highly specialized industries, it follows that residents are highly educated and frequently foreign born.

More than 62% have a bachelor's degree or higher, vs. 39.6% at the state level. A quarter of the county's population was born overseas – double the Virginia rate – and more than a third speak a language other than English at home.

[07/14/21]   Housing-market landscape shift may be here
The U.S. may be at a turning point when it comes to the wild housing market. Although it's still expected to favor sellers for the foreseeable future, several key indicators suggest it may soon start to cool off. At least a little.

Data:
- The number of homes newly listed for sale surpassed 2019 levels during the four weeks that ended July 4, according to Seattle-based Redfin Corp. That's the the first time this year that's happened.

- Homebuying demand: Has also tapered off. Somewhat.

- First likely to feel the change: Pandemic-trendy metros

- Still a seller's market: Listings are lasting, on average, just 15 days.

There were 444 sales in Loudoun County overall in February, which is 100 more sales than last year, representing a 29.1% surge. Sales in Chantilly (zip code 20152) more than quadrupled from last February (+380.0%), and sales in Ashburn (zip code 20147) more than doubled (+132.3%).

Dip in pending sales activity for the first time in nine months.
There were 531 pending sales in Loudoun County in February, 14 fewer than last year, a 2.6% decline. This is the first drop in pending sales since last May. The largest declines occurred in Purcellville (zip code 20132), which had 34.9% fewer pending sales, and Leesburg (zip code 20176), where pending sales were down 20.0% from a year ago. Several local markets had more pending sales than last year; the strongest growth was in Leesburg (zip code 20175), up 33.3% from a year ago.

A $90K jump in median sales price, largest price gain for the County in more than five years.
Prices are soaring in the Loudoun County housing market. The February median sales price in the County was $585,000, which is an 18.2% spike from last year. Most local markets experienced very sharp price growth this month. The strongest growth occurred in Sterling (zip code 20165), which had a 30.0% increase in the median sales price.

Inventory levels continue to plummet; new listings down for second straight month.
